In a bold new chapter for waterfront living, Aldar has unveiled Fahid Island—a visionary AED 40 billion masterplan that promises to reshape Abu Dhabi’s residential landscape through a powerful fusion of wellness, sustainability, and refined luxury. Spanning 2.7 million square metres with an 11-kilometre coastline, the island introduces a new benchmark for immersive lifestyle design, nestled between the vibrant energy of Yas Island and the cultural soul of Saadiyat Island.

Fahid Island’s natural setting is nothing short of breathtaking. Fringed by turquoise waters and protected mangrove forests, the development offers 4.6 kilometres of pristine beachfront on one side and serene lagoons on the other. Every residence, amenity, and public space is designed to be within a five-minute walk from the water, creating an organic, fluid connection to the sea—an experience that merges urban sophistication with the timeless allure of island living.
A cornerstone of the development is its focus on holistic wellness. The 10-kilometre Berm Park, a landscaped green corridor running through the island, serves as a wellness and fitness artery. With running trails, cycling loops, hydration points, shaded rest zones, and fitness nodes, the park seamlessly connects with Abu Dhabi’s wider cycle loop. It offers not only a sanctuary for health-conscious residents but also a stunning visual and acoustic buffer that enhances tranquillity across the island.



Fahid Island goes beyond residential luxury—it integrates education, leisure, and sustainability into its fabric. A leading international education institution will be established on the island, anchoring it as a family-friendly community and supporting Abu Dhabi’s broader vision to become a hub for educational excellence. In line with Aldar’s sustainability ethos, Fahid Island is the world’s first Fitwel-certified island. It has also achieved LEED City and Communities Platinum precertification and is targeting a 3-Pearl Estidama rating. The urban plan prioritises low-impact mobility, walkability, and thermal comfort, with climate-responsive design elements such as shaded pathways and pedestrian bridges that link both sides of the island.

Life on Fahid Island will be deeply shaped by the water, offering residents direct access to activities such as night swimming, kite surfing, paddle boarding, and beach volleyball. The 2km waterfront promenade will serve as the island’s social spine—inviting the community to gather, dine, shop, and unwind in a setting that’s equal parts natural and modern.
To bring its vision to life, Aldar has collaborated with some of the most celebrated names in global architecture. Renowned Japanese architects Kengo Kuma and Koichi Takada are designing two of the residential developments, while ACME (London) and UAE-based NAGA Architects are shaping others. The design language across the island reflects both international flair and local resonance, offering homes that are sculptural, functional, and intimately connected to nature.

More than 6,000 luxury residences will populate the island, including apartments, townhouses, and ultra-luxury villas. The first to launch—Fahid Beach Residences—comprises a limited collection of seven mid-rise buildings, each with 65 residences, designed to maximise privacy, light, and panoramic sea views. These residences mark the beginning of what will become one of the most exclusive and sought-after addresses in the region.
